Just like buying a home, selling can be fun and rewarding … as well as emotional and disheartening. If you are ready to start the process of selling your home, let’s have a conversation. The Exact Home Team will be your partner in achieving the maximum value for your home in as short a period as possible. To do so, we employ the following selling strategies.
One of the things we do is take our sellers on tour of nearby similar properties before we bring their property to market. This exercise is all about having them see what buyers are seeing and understanding what buyers will be comparing their property to. It's effective to understanding the current market. The real estate market is a living, changing thing and what a property will be worth to a buyer can literally change daily. Once we’ve seen the competition, we can determine if the other homes truly are comparable, in terms of condition and price, and adjusting appropriately.
The final price can’t be set until you are ready to go on the market. If you set a price and then take three weeks to clean and stage your home, the market could have changed a bit in that time. What if two new listings came on the market next to you with the same square footage? We’ll need to take their price into consideration.
The best priced home in the neighborhood will not only be the first to sell, but it will probably net the sellers the most money as well. Think about this scenario:
Three similar homes are listed at $700,000, $709,000, and $715,000. The first house sells at $700,000 in about two weeks. The other two homes lower their price by $5,000 each after a month on the market. The second lowest home probably gets a lower offer and sells. The highest priced home may sit longer and finally does another price drop. After several months on the market, potential buyers decide it must be overpriced and write a very low offer. They may end up agreeing on a price far less than the $700,000 their neighbor sold for originally.
It's not always fun to hear that your special range from France doesn't get you a higher sales price, or that the incredible outdoor kitchen you put in doesn't add six figures more. Some upgrades can put you at a higher price than the competition, such as bathroom and kitchen remodels, new windows, and an energy-efficient furnace. However, if you’ve put in upgrades that are either specific to your needs, such as a dance floor in the living room or a one-person hot tub in the basement, you probably won’t see any added value. Some upgrades may also be very expensive, but you can’t just assume they will increase the value of your home.
This sounds a little obvious and self serving, but the reality is that it can be hard for anyone to be objective about their own home. Even real estate agents use other real estate agents to help sell their homes. At Exact Home Team, we have the education, experience, reputation, and expertise to help you sell your home.
